An extensive grade 2 listed church renovation in to 4 bedroomed property.
Building Spec
The internal layout of the property is essentially a new timber framed building built inside the existing structure with glass floor to first floor corridor with double staircase leading down to the alter area. The internal bedrooms also benefit from a mezzanine floor within the bedrooms. The huge ceilings were removed, insulated, boarded and skimmed. This required a huge internal bird cage scaffold which had to be carefully erected on existing dwarf walls under the flooring due to the overall weight. The internal structure was built on new strip foundations in place of where the pews were located. These were carefully taken apart and stored to re use as beds, furniture and stairs. A complicated feature was setting the levels as the existing levels were required to be the same sloping floor as the previous flooring. The property has been re pointed and sealed with new lead work to valleys and gullies. Windows have been all altered, rebated and new heritage double glazed units installed.
Features
This project was awarded to Wings Construction SW Ltd due to the professional and honest approach from the quoting stage. The project had many un specified items in terms of costing due to the heritage factor. We settled on a cost plus a percentage format. This allows the items which are uncertain to be fairly priced. Fortnightly Hebask produced a detailed progress report, an overall financial summary detailing the payments and a cost summary spreadsheet itemising all labour and materials, including invoice copies of all materials used in that period. I set a budget and the project was executed with speed and precision.
